Please note: A few amenities, such as the ropes course and summer concerts, are available seasonally. An amenity fee applies for access to community features, and there may be construction sounds during daytime hours.

Check-in and Check-out Procedures

  • Check in is after 4pm and Check out is by 10am.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

Property Access

  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These are for member use only.
  • The detached garage is not available for guest use.
  • This home has two exterior security cameras on the right side of the house monitoring the parking area and main entryway only. No other cameras are present at the property.

Policies and Rules

  • No smoking allowed inside or outside the home.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Minimum age: 25 years.
  • Children allowed.
  • No events allowed.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • This home is not pet friendly. No pets are allowed.
  • Guests are not allowed to bring their own ATVs. For information about ATV rentals please visit: Off Road Adventures website.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
  • No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
  • The summer concerts are open to all guests; however, there is an admission fee for each person and a cash bar for food and drinks.

Fees and Payments

  • Eagles Nest Winery day passes are available onsite for $25.00 each.
  • All Eagles Nest homes have an additional amenity fee in order to maintain the amenities.
  • Firewood may be added by reaching out more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
  • OFF-PEAK SPECIAL: Stay longer than the minimum number of nights and automatically receive a 5-15% discount, excluding holidays.
  • Guests returning to Papa Bear Lodge may receive a 10% discount, not to be stacked with other discounts.
  • CANCELLATION POLICY: STRICT: Cancellations 60+ days prior to arrival receive a full refund minus the $50 cancellation fee. Cancellations within 60 days of arrival will not be refunded unless the dates are rebooked to another traveler.

Parking Information

  • 4WD/AWD and/or chains are recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle. Chains may also be required if it snows.
  • The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months.

Utilities and Amenities Access

  • All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
  • All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens are provided.
  • Guests have access to most amenities inside of Eagles Nest, including:
    • Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course
    • 24/7 General Store
    • North Pavilion: Ball Field, Sportsmans Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail
    • Sportsman's Grille (Wed-Sun. Hours vary)
    • Fire Pit
    • Woodland Trail System (ATV Trails, Hiking, Biking)
    • Camp (BYO Equipment): Tennis Courts, Pickleball, Disk Golf, Archery

  • All visitors on premise (at Winery) must be 16 years or older. This is strictly enforced.

  • This home has two exterior security cameras on the right side of the house monitoring the parking area and main entryway only. No other cameras are present at the property.

Construction and Noise

  • Please note that a new home is being built across the street. Construction may be ongoing Mon-Sat, 7am-7pm. There are trees and a road between the lots, but some noise may be heard during working hours.
  • Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
  • The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests may attend; however, in the event there is a wedding or other private party, guests are not allowed in or near the Sportsmans Lodge.
